Luxury Homes in West Side San Ramon

A gated community, and the furthest west development in San Ramon, Norris Canyon Estates is located just off Norris Canyon Road, between San Ramon Valley Boulevard and Crow Canyon Road. Homes here are generous in size and large lots are the norm with half acre lots being typical.

Norris Canyon Estates offers high end luxury homes in a secluded setting in the hills of west side San Ramon. There are two neighborhoods here. The first, and largest is a Toll Brothers development where development began in 2000. Home sizes start around 3500 sq. ft. but range up to well over 6000 sq ft. Features include 3 and 4 car garages, luxurious master suites, multiple fireplaces, large kitchens and designer finishes. Many of the homes have outstanding views of the surrounding hills and the valley.

The Rise and Fall of Roubion

The second development is Roubion, a much smaller boutique development by John Laing Homes. These homes are undeniably among the most impressive in San Ramon. In addition to the features provided in the Toll Brothers homes, Roubion homes have further enhancements such as temperature controlled wine rooms with glass walls, bathrooms with slipper tubs and kitchens with top quality designer cabinetry and high-end European appliances.

Unfortunately, the timing of Roubion coincided with the start of the housing recession and many of these opulent homes sat empty for extended periods. Bankruptcy followed, then later, Summerhill Homes developed the remaining lots and appropriately renamed this new development Renaissance at Roubion.

Renaissance homes are less ambitious than the original Roubion Homes. Although still spacious, with living space from 3,400 to 4,300 sq.ft., they appear to have similar quality to the Toll Brothers homes and have many environmentally sound features. All have solar power and standard features that are designed to be Green Point rated, such as tankless hot water systems, low VOC paints and materials, and Energy Star Appliances.

Norris Canyon Estates Amenities

Amenities provided by Norris Canyon Estates HOA include walking trails, tennis and basketball courts, a children’s playground and a community center. HOA dues are around $150 per month and there is also a road maintenance assessment of around $2,000 per year that is added to the property taxes.
